GA Solicitors Advises on Sale of Historic Grade II Listed Fort, Complete with Moat and Parade Ground
Regional law firm, GA Solicitors, has advised on the sale of a Grade II Listed fortification and barracks, which dates back to 1841 and comes complete with its own moat and parade ground.
Of both historic and national importance, the Defensible Barracks at Pembroke Dock has been given Scheduled Ancient Monument Status. It is a renaissance-style, 20-sided stone fort surrounded by a dry moat and includes a parade ground, mess areas and gun sheds.
The site is steeped in history and was used in the First World War as a training school for the Royal Artillerymen, and in the Second World War was used as the Milford Haven headquarters.
The site was bought in 2019 by an investor and development team but, after four years, the team felt another owner would be best placed to take this important, and very substantial development forward. It is expected to require a minimum investment of £5 million due to the high number of buildings, its state of disrepair and its historic significance.
Tony Dupreez, partner of GA Solicitors and the commercial property solicitor who advised on the sale, commented: “I have been a commercial property solicitor for nearly 15 years, but this is the first time I have been involved in the sale of a fort with a moat!
“It is a beautiful building with a huge amount of potential and I would like to wish the new owner the best of luck in securing planning permission and taking this project forward.”
Trevor Walker, the investor selling Defensible Barracks at Pembroke Dock, added: “This is a fantastic opportunity for a developer with time, dedication, and an appreciation for historical buildings. I very much look forward to seeing what happens on the site over the next few years.
“A huge thank you to Tony Dupreez for advising myself and the team throughout this sale. We have used GA Solicitors several times in recent years, and they have always provided timely and helpful legal advice.”
Tony Dupreez is a partner of GA Solicitors and is an experienced commercial property solicitor. He deals with a wide range of property matters and specialises in all aspects of the development of commercial and residential property.
