GA Solicitors Advises on £2 Million Plymouth Residential Scheme
Tony Dupreez, partner of GA Solicitors in Plymouth and a commercial property solicitor who specialises in development work, has just advised on a £2 million residential scheme in Crownhill, Plymouth.
Advising longstanding client, 5D Solutions, Tony oversaw the purchase of a substantial office building which is now being overhauled to create 12 one- and two-bedroom apartments in the popular Plymouth suburb. This is one of many transactions that Tony has been involved in as an experienced property development solicitor.
Lucy Foster, partner and head of GA Solicitors’ property finance team was also involved in the transaction to formalise agreements with the private lenders supporting the scheme.
The site, which was adjacent to a previous project undertaken by 5D Solutions, was previously owned by St Luke’s Hospice and has already seen work commence, with hopes the scheme will launch in April 2024, completed in early Autumn.
The apartments are already available to purchase off plan through new homes specialist, Lang Town & Country priced from £140,000 through to £200,000.
Lucy Foster and property development solicitor, Tony Dupreez, join a number of other local and regional professionals involved in the project with 4D architects, Ashleigh Phillips of Sanderson Weatherall and Mayflower Kitchens & Bathrooms all playing a role.
Commenting on his involvement, property development solicitor Tony Dupreez said: “I have been advising Dan Stones and the 5D Solutions team for many years and it was great to work alongside him once again on this project. From a commercial property law perspective, it was particularly interesting as the building had a restrictive covenant which detailed that residential use was not permitted. We had to get this removed before the sale could be completed.
“As with all of 5D’s schemes, I am sure this will be a great success and I hope the conversion will go as smoothly as hoped. With such a great location, there is already a lot of interest in the apartments so I am sure the sales will go well, especially with the support of James Clarke from Lang, Town & Country.”
Dan Stones, managing director of 5D Solutions added: “I have instructed Tony as my commercial property solicitor for many years and always appreciate his sound, commercial advice and his experience in the property development industry. He has been a great asset on this project and I look forward to working with him again on the next.”
Tony Dupreez also recently provided legal advice regarding the purchase of the renowned Whitsand Bay Hotel and the historical Defensible barracks at Pembroke Dock, which came complete with its own moat.
